More often than not our clients ask us to create pure mass from simple sketches on paper, and we produce reality from conceptual estimates with surprising accuracy. As the design progresses, we will suggest items that may improve the end product and / or get us there faster without altering the designer’s original intent. The value of early insight really shines through when we discover gaps that could have led to a budget or scheduling crisis later. As our clients tell us, a Warren Associates estimate may not be the lowest number, just the right one in the end. Predicting the straightest course toward an early arrival at the right destination on opening day.

Having completed hundreds of design-build projects, Warren Associates, Inc. has more experience than any other contractor in Middle Georgia.  Many of these projects have been with repeat clients.  We have more than 100 design build projects with many of our repeat client, we feel that our clients deserve the best the construction industry has to offer, in product as well as service.  Each and every person at Warren Associates, Inc. strives to make every project better than the last through creativity in design and through perfecting processes and techniques used.

As  the names of the delivery methods have changed over the years from Design / Bid / Build to Design / Build to Construction Management and many other titles, the one thing that has remained the constant is the need of the General Contractor. As a General Contractor we work with our Clients, Architects, and Engineers to coordinate and construct the project.

If needed we will work with the design team to provide preconstruction services such as estimation of budgets and scheduling. We work with our subcontractors to ensure that we provide our clients with a quality product. Working with the Owner and Architect, together we will keep the project on Budget and Schedule.

Some of our responsibilities as a General Contractor may include: applying for building permits, securing the property, managing the onsite personnel, maintaining accurate records,  make certain that deadlines are meet to keep the project on schedule, and to ensure that construction quality is in accordance with the construction documents.

To us Construction Management is “The art of directing and coordinating team and material resources throughout the life of a project by applying modern management techniques to achieve predetermined objectives of scope, cost, schedule and quality.”

We believe “Teamwork” is the key to a successful project.  Construction Management allows the Team (Owner, Architect, Construction Manager, and Sub-contractors) to focus on common goals such as Schedule (Time), Budget and Quality.  More ideas equal better ideas by working in harmony.

As your Construction Manager, we will work alongside the Owner, Architect, and Engineers to optimize project design, schedule, and cost. We negotiate a guaranteed maximum cost based on design documents that, although typically incomplete, reflect the anticipated scope of the project, ensuring our cost meets the clients expectations. We also completely bid all trades contracts to ensure our client receives the lowest price from qualified sub-contractors. Always a team player, we are known for our conceptual strength and skill in flushing out design to field conditions and our continued focus on solving conflicts positively and collaboratively rather than merely cutting costs.
