The buildings that support a utility’s daily work deserve the same attention as its public-facing facilities. Offices, storage areas, maintenance shops and vehicle parking each have a job to do. The Macon Water Authority’s Site 2 project brings those functions together in a renovation and addition program at Fifth Street and Hawthorne Street in Macon.
MWA’s project listing names Warren Associates as the contractor awarded the work. The owner’s procurement record dates to 2025 and describes improvements across three connected existing buildings. This overview focuses on that documented scope.

Three parts of one operating site
The published project description identifies three principal elements:
- Office and warehouse renovation: work within the existing one-story brick building.
- Fleet-maintenance renovation: improvements to the existing metal building identified as Fleet Maintenance Shop B.
- Covered vehicle parking: a new exterior canopy attached to the south side of Fleet Maintenance Shop A.
These are the Site 2 facilities at Fifth and Hawthorne. They should be distinguished from MWA’s separate headquarters and Site 1 work.
Inside the proposed layout
The proposed plans published by MWA show how staff spaces fit alongside the site’s maintenance functions. The office layout includes reception, a conference room, individual offices, a break room and future facilities and fleet workspaces. The overall plan also identifies a new facilities and fleet warehouse and shows vehicle bays and covered parking.

A construction management approach
MWA selected Construction Manager at Risk (CMAR) as the project delivery method. Its published procurement documents outline a role that includes cost review, value engineering, schedule development and coordination with the design team before and during construction. That early involvement helps connect design decisions with budget and construction planning.
